How ownership works

You own the hangar

The land underneath is leased from Spanish Fork City, which is how essentially every public airport works.

Term

50-year lease (30-year city ground lease with two ten-year extensions). Hangars are privately owned buildings on land leased from Spanish Fork City, the standard structure for public airports.

Annual rate

$0.67 per SF per year for 2026, $0.74 for hangars with direct Main Street frontage. Spanish Fork City Council sets the rate each year as part of its budget. Rent is charged on the hangar’s outside dimensions, with a 1,680 SF minimum.

Ownership

Hangars can be bought, sold, or transferred. The ground lease transfers with the new owner.

Property tax

Assessed on the hangar structure only.

Utilities & maintenance

Owners are responsible for their own utilities and interior maintenance. The ground lease covers airport land and infrastructure.

Use

Designed for aircraft storage and aviation-related use. Owners may rest but residential living is not permitted under airport regulations.

Tie-down access

For short-term parking or visiting aircraft.

Fuel

Jet-A and AvGas are available now. A self-serve fuel station is planned for the future.

HOA

D Wing hangars, $165 per month. Covers internet and insurance on the shell. (Owners are responsible to insure contents inside.) Includes access to the shared pilot lounges, which include kitchen, bathroom and shower.

Utilities

Costs vary based on use and temperature settings. As a reference, one owner who uses their hangar daily as an office and keeps it around 68°F reports about $200/month for electricity and $100/month for gas. Actual costs will vary.

Airport access & security

Spanish Fork Airport is adding a new air traffic control tower. The development will have secured gates and perimeter fencing, and buildings will be accessed with a keycard. No hourly access limitations.

Short answer: Most owners should plan on around $300 per month in utilities, plus HOA and the land lease.

Here’s how it breaks down:

Fixed Costs

  • HOA: $165 / month (D Hangars)

How does the ground lease work and what are the terms of ownership?+

When you purchase a hangar at Patey Aviation, you own the hangar building itself, and lease the land underneath it from the airport through a long-term ground lease.

How it works:

  • You receive fee ownership of the hangar structure (the building and your improvements).
  • The land is leased from the airport under a long-term ground lease.
  • You can use, customize, sell, or transfer your hangar, subject to airport and lease rules.

Ground lease details:

  • Lease rate is $0.67 per square foot per year for 2026, or $0.74 with direct Main Street frontage (varies by hangar and parcel). The Spanish Fork City Council sets the rate each year.
  • The lease is long-term and renewable (designed for permanent hangar ownership, not short-term use).
  • The lease is administered by the airport authority.
  • At the end of the lease term, standard airport provisions apply (renewal or reversion per the lease).

  • Your ongoing obligation is the annual land lease payment, plus HOA and utilities.

What are the hours, noise, and access restrictions?+

Spanish Fork Airport is a public-use airport and operates under standard municipal and FAA guidelines.

There are no special noise restrictions beyond normal airport operating rules. Aircraft operations follow published airport procedures and standard quiet-hour considerations.

For owners:

  • You will have secure, key-card access to the runway and private owner lounges.
  • Your access is controlled, private, and available in accordance with airport operating hours and policies.
  • Your hangar and airside access are designed for convenience, security, and smooth operations.
What is the floor load rating?+

The hangars are built with heavy-duty, reinforced concrete floors designed specifically for aircraft loads and aviation use.

Put simply: if the runway can accommodate your plane, the floor can support it.
