When you purchase a hangar at Patey Aviation, you own the hangar building itself, and lease the land underneath it from the airport through a long-term ground lease.
How it works:
-You receive fee ownership of the hangar structure (the building and your improvements).
-The land is leased from the airport under a long-term ground lease.
-You can use, customize, sell, or transfer your hangar, subject to airport and lease rules.
Ground lease details:
-Lease rate is approximately $0.40–$0.49 per square foot per year (varies by hangar and parcel).
-The lease is long-term and renewable (designed for permanent hangar ownership, not short-term use).
-The lease is administered by the airport authority.
-At the end of the lease term, standard airport provisions apply (renewal or reversion per the lease).
What this means in practice:
-You get true ownership of a high-quality hangar asset.
-Your ongoing obligation is the annual land lease payment, plus HOA and utilities.
-This is the standard structure at most U.S. airports and is how nearly all private hangars are owned nationwide.
Spanish Fork Airport is a public-use airport and operates under standard municipal and FAA guidelines.
There are no special noise restrictions beyond normal airport operating rules. Aircraft operations follow published airport procedures and standard quiet-hour considerations.
